Citizenship Issues and Land Ownership
The Law of the Philippine states that, "former Filipinos or those who are natural-born Filipinos but lost their citizenship are still entitled to own real state properties in the Philippines" but subject to some limitations. Below is a few guidelines to former Filipinos.
1. The land must be use for business and residential purposes only.
2. Acquisition of Land may be through sale, donation, for closure, tax sale or execution sale.
3. If land is for Residential purpose, their is a maximum of 1,000 square meters of urban land or 1 hectares of rural land allowed.
4. You can acquire either Urban or Rural lots, but not both.
5. If land is for Business Purpose, a maximum of 5,000 square meters of urban land or 3 hectares of rural land is allowed.
6. A maximum of 2 lots not exceeding the maximum limit in total combined area is allowed. Lots must be located in different cities or municipalites.
7. Either one or both spouses may avail of this privilege, but the above limits must be observed.
Holders of Dual Citizenships are allowed full rights of possessions of real estate in the Philippines

First IRM siminar in the Philippines
The NAR-CREBA ( National Association of Realtors - Global Real Estate Council) hold a siminar last APRIL 30, 2011 at Sacred Heart Cebu City. Its the first International Realtor Member siminar in the Philippines. The Program was headed by Mr. Anthony Orais Leauterio and sponsored by different developers, like Primary Homes Inc., Aboitizland , Camella Homes and many other. There are many who attended the meeting, they are the real estate broker, real estate salesmen, appraiser, and the well known real estate mentors like Jun Garing.
The event is part of and NARS-CREBA’s mission, which is to upgrade the status of individuals working in the real estate industry.The organizer of the council meeting were, Mr Anthony Orais Leuterio, Hilario Escudero, Al bentulaN, and Jun Gultianio.
According to Ms. Avelina P. Acuña, Education Committee CREBA-NAR Global Real Estate Council, the benefit of being an IRM or an International realtor member are this follows:
1. As an International Realtor Member (IRM), a professional can enjoy significant privileges such as access to the globally-recognized Realtor trademark. This symbolizes being a part of an elite group who are members of the world’s largest trade association.
2. Being an IRM automatically puts one’s name on the NAR database, which allows consumers and professionals from around the world to find a member’s credentials and establish a network of international contacts.
3. Weekly and monthly e-newsletters, as well as annual conventions and summits, also provide information on sales and marketing tools, commercial technology and international real estate reports.
4. Members also get educational opportunities with globally-recognized designations and certifications – with courses on being a certified International Property Specialist (CIPS) or a Certified Residential Specialist (CRS) which opens the opportunity for one to become an international real estate professional.
5. Being a member also entitles one to discounts on certain products and services offered by other NAR members.
